Andrew Rowland | CEO
Andrew Rowland is an entrepreneur, real estate developer, investor, private equity fund manager, and lifelong adventurer with nearly 25 years of experience spanning real estate development, investment, marketing, hospitality, and capital formation.
As Founder, Managing Partner, and Chief Investment Officer of Rowland Capital Partners and a Principal of Kona Development Partners, Andrew leads real estate investment and development initiatives across multiple markets and asset strategies. His work has evolved from destination real estate and resort development and repositioning into private equity real estate, fund management, and the acquisition and development of large-scale real estate communities.
A second-generation destination real estate professional, Andrew built the early part of his career around the development, marketing, and sale of destination properties throughout North America and Oceania. His experience includes luxury resorts, beachfront estate communities, residential development, hospitality, and specialized marketing programs designed to reach affluent buyers and investors.
Earlier in his career, Andrew developed and executed the marketing program for a five-star resort and beachfront estate community in the South Pacific that contributed to a national real estate sales-volume record. The project demonstrated his belief that successful development can both do well and do good. Working closely with surrounding villages and indigenous tribal members, the development sought to create meaningful community benefits while incorporating and promoting local culture and history as an integral part of the project.
That experience ultimately helped shape Andrew's approach to real estate investing, development, and capital formation. After consulting on private investment funds and fundraising strategies, he helped expand The Rowland Companies from traditional real estate development and marketing into sponsor-led private equity real estate offerings. Today, his work combines real estate fundamentals, investment strategy, capital formation, digital media, and direct access to accredited investors.
Through Rowland Capital Partners, Andrew focuses on residential real estate investment strategies, including the acquisition and management of single-family home portfolios in high-growth markets. As a Principal of Kona Development Partners, he leads the finance and development teams behind The Kona Estates at Opihihali, a 324-acre agricultural estate community planned along the South Kona coast of Hawaiʻi. The development vision emphasizes low density, agriculture, conservation, responsible stewardship, and long-term value creation.
Andrew's entrepreneurial background began well before his real estate career. He grew up in motorsports and began competing at an early age, progressing from championship-level kart racing into stock cars. At just sixteen years and four months old, he became what is believed to be the youngest driver to pilot a NASCAR-sanctioned stock car around Daytona International Speedway. The experience instilled an early appreciation for competition, preparation, calculated risk, persistence, and the importance of assembling strong teams—principles that would later influence his approach to business and investing.
Over the course of his career, Andrew has worked across the interconnected disciplines of real estate development, hospitality, investment management, fundraising, marketing, media, and business operations. Rather than viewing these disciplines independently, he has built his career around understanding how they work together—from identifying an opportunity and developing the investment strategy to raising capital, executing the business plan, building the brand, and ultimately creating value.
Through AndrewRowland.tv and his social media platforms, Andrew shares perspectives drawn from nearly three decades of entrepreneurship—from racing and destination real estate to private equity, real estate development, investing, marketing, and building businesses. Through conversations, commentary, and original content, he focuses not only on successes, but on the lessons that come from pursuing opportunities, navigating setbacks, taking calculated risks, and turning ideas into operating companies and real-world projects.
